Our client, a female engineer who operates an interior decoration business in Bahrain, is looking for investment to open a Mini Market/Convenience Store in a newly developed area on the outskirts of Manama This location features several buildings and villas but currently lacks any Mini Market, making this store the first of its kind in the area.

There is a space available of about 50 square meters, along with storage, but it currently lacks a municipal address and power supply. The municipality has confirmed that they will provide an address once the space is converted into a retail outlet in line with local regulations.

She seeks an investment of BD 6,000 to cover various startup costs, including obtaining necessary approvals to convert the space into a retail shop, paying government and notary fees, and costs associated with forming a WLL Company CR, acquiring a health certificate, and performing construction and interior work. This work will involve building walls, ceilings, flooring, lighting, and installing items such as front glass, counters, a POS system, two split ACs, shelving, fridges, deep freezers, CCTV cameras, signage, advertising, marketing, digital scales, and basic inventory.

The expected timeline for completing formalities and construction is 2 to 3 months, with a grace period of 4 months without rent. The rent for the space is set at BD 200.

Company share distribution is as follows:

- Investor: 74%

- Working Partner: 25%

- Bahraini: 1%

The projected monthly average net profit in the first year is approximately BD 700, with expected growth over time. Capital investment requires to be made in stages over a period of 3 months, depending on work progress. 

To open a bank account, the investor must reserve BD 2,000, which will be accessible after a stipulated timeframe.

The operational aspects will be managed by the working partner.
